5 Things to Check Before Buying Commercial Property

Published 21 Aug 2026 CalcuttaCompass 2 min read

Buying commercial property is a big decision, and mistakes here cost more than in residential deals. Many commercial property investment Kolkata fail, just because buyers don’t have enough knowledge about the prime factors to check. Before you sign anything, run through these five checks. They can save you months of trouble and a good chunk of money.

Verify the Title and Ownership

Whether you are buying a office space in Kolkata or simply renting, this is the first and most important step. Check that the seller actually owns the property and has the legal right to sell it. Ask for the title deed, encumbrance certificate, and past ownership records going back at least 30 years. A property lawyer can help spot red flags like pending disputes or unclear inheritance claims. Skipping this step is the most common reason buyers end up in court later.

Confirm Zoning and Land Use Approval

Not every plot is cleared for commercial use. Check with the local development authority to confirm the land is zoned for commercial or mixed-use purposes. If you’re buying in a newer area, make sure the building has proper occupancy and completion certificates. Buying land that’s still marked agricultural or residential can block your business plans entirely.

Check the Builder’s Track Record

If you’re buying in a new development, look into the builder’s history. See how many projects they’ve delivered on time, and whether past buyers have faced delays or quality issues. A quick search for reviews, RERA registration status, and litigation history tells you a lot before you commit.

Understand the True Cost

The listed price is rarely the full picture. Factor in stamp duty, registration charges, GST, parking costs, and maintenance or CAM charges. Ask about the payment schedule too, especially for under-construction properties. Getting a clear breakdown upfront avoids nasty surprises at possession time.

Assess Location and Connectivity

Location decides your rental yield and resale value more than anything else. Check road width, public transport access, parking availability, and footfall if it’s a retail space. For office space, look at how easy the commute is for your future employees and clients. A slightly costlier property in a well-connected area usually outperforms a cheaper one in an isolated pocket.
